Jordan Kavana, Founder and Managing Director
Jordan Kavana has over a decade of experience in managing property portfolios and evaluating, structuring and executing real estate transactions in the United States and abroad. He began his career in the finance and operations department of one of South America's largest vacation property developers before returning to the United States to analyze real estate investments for Morgan Stanley's private wealth management division. Subsequently, he founded an Asia-based consumer electronics company, developing an award-winning product line and growing sales to $40 million while building a blue chip customer base including retailers Best Buy and Wal-Mart. All the while he managed family real estate investments in North and South America and oversaw development projects. Seeing distinct opportunity in real estate he served as Managing Partner of JL Real Ventures, a private equity company that assembled a portfolio of multi-family properties in the Southeast United States in excess of 1,000 untis. Through the entities that Mr. Kavana has owned since 2004 he has worked with local, state & federal government agency programs to finance the purchase of distressed real estate, specifically, HUD. Mr. Kavana holds a BA in Hospitality Management and Finance from Florida International University and pursued graduate level studies in real estate finance at Harvard University.
Robert Moore, Asset Manager
Robert "Bob" Moore, was formally educated at the University of Florida and graduated with a BA in Political Science and later received his Juris Doctor degree from the University of Florida College of Law in 1972. Although very successful as an attorney, he left law in 1995. Thereafter he began a business venture where he owned and operated an International Cargo Company, which also owned high seas vessels for delivery of that cargo. He brings over 35 years of business related experience to the table and is an important, experienced member of our current asset management team.
Lisa Sabrin, Executive Administrator
Lisa Sabrin has over fifteen years of administrative and corporate business experience in the Global Financial Services and in Real Estate Investment, Management and Development environments. She served as the Executive Assistant to the Senior Vice President of Fixed Income at Merrill Lynch World Headquarters and was the Office Manager and Executive Assistant to the President and CEO of IDC, a Real Estate Development Company which controls a diverse portfolio of commercial and residential properties. She holds a Bachelor of Science Degree with a major in Marketing from Queens College.
Silvia Olivera, Lead Broker, Transcendent Investments Asset Services
Silvia Olivera has been a residential broker in South Florida for over 10 years with specific experience in condos, single family homes and other residential assets. She has also been involved in numerous commercial and residential transactions over the years and has represented investors in single asset purchases over $50 Million in value. Silvia is the team leader for Transcendent Investments Brokerage Services and has over 12 full time realtors working under her supervision. Silvia has closed more than $40 Million in acquisitions with Jordan Kavana.
Douglas Gale, Tax Liens and REO Manager, Transcendent Investments Asset Services
Douglas Gale started his career in finance and more particularly in the tax lien industry at the conclusion of three years at Embry-Riddle Aeronautical University, where he studied aerospace engineering. Mr. Gale has been involved heavily in the maturity of the tax lien industry through his participation in the National Tax Lien Association (NTLA) and the development of other industry supportive groups. Throughout his career, Mr. Gale has purchased over $340 million of tax liens. Also under his direction were the portfolios of real estate owned (REO) properties that resulted from tax lien foreclosures. Mr. Gale has overseen the management and liquidation of more than 3,400 properties.
Michael H. Moreland, Asset Management, Transcendent Investments Asset Services
Michael Moreland has worked tirelessly to build the Veterans Affairs REO Department as well as Vendee Loan Department. He has been instrumental in developing new policies, procedures, and training programs to teach employees and real estate agents to comply with VA requirements. Previously he led daily operations of the REO and Mortgage Insurance division. Restructured employee incentive programs to drive sales. Redesigned sales platform to create alternative budgets that recommended best internal rate of return and improved efficiency. Michael, has extensive experience with commercial and residential assets and bring 20 leadership success in financial industry, spanning banking, real estate, and loan servicing in both small and large companies. He has a Masters in Business Administration, Marketing & Finance as well as a Masters of Community Planning & Social Planning from the University of Cincinnati. As an undergraduate at the University of Cincinnati he studied Urban Planning, Land Planning & Urban Design.
Tiffany Cone, Senior Asset Manager, Transcendent Investments Asset Management
Tiffany Cone is the Senior Asset Manager, where she oversees the REO Department. She manages a diverse portfolio of real estate receivables and REO assets. As part of her duties she develops the various liquidation strategies to maximize profit and turnover of capital. Her portfolio includes the following states: Indiana, Maryland, Texas and West Virginia. In addition, she manages other asset managers and their portfolios. TIAS looks to Tiffany for team building, strategic planning and vendor management with all of our clients, over a dozen attorneys, county officials and dozens of realtors and brokers. Tiffany is especially skilled in managing renovation projects to create value where others could not. She handles most contract negotiations, which include working with county and governmental departments, mortgage holders, former owners and attorneys.
Gregory Brown, Investment Analyst, Transcendent Investments Asset Management
Gregory Brown is instrumental in the running of the Tax Lien Services Department from market identification through redemption. Using demographics and market history databases, Mr. Brown identifies markets fitting each client’s unique mix of rate, volume, and risk. Mr. Brown processes all of the pre-purchase and pre-foreclosure electronic due diligence and coordinates onsite inspections. He also coordinates the Company’s representation in auctions across the country. Furthermore, Mr. Brown supports the data management systems and reporting. Mr. Brown has over 10 years experience a data analyst. He worked as a revenue assurance analyst for a major reseller in the telecom industry. There he developed and evaluated reports to assist in financial planning, budgeting, and the forecasting process. He consistently identified cost saving alternatives to help raise net incomes. As a report writer, Mr. Brown developed financial reports to track the capital campaign funds at Rollins College.
